Modern Estate Agents certainly have the skills required in a tougher property market.
Recently there have been a number of editorials with emphasis on a challenging market and how the advantage is now in the hands of buyers.
Personally I disagree that buyers have the advantage in the current market, as any property which is correctly presented and attractively priced will naturally receive a high level of interest, enquiries, and viewings. This should result in healthy competition and ultimately an offer close to the asking price and in many cases above. Attractively priced does not mean being offered at a low price, it simply means the price is set at such a level as to represent the full market value based on market research and comparables.
The market has slowed due to a number of high profile economic issues such as the decreasing value of the pound, leaving the EU and worrying changes to stamp duty surcharges which in my professional opinion means no one particular side, be it buyer or seller has an advantage over the other. Lower properties for sale, and smaller transaction levels overall can make it feel like a buyer's market, however home owners would do well to remember each house is different, and a reputable agent can give an honest assessment of whether or not your property ticks every box and is therefore a top contender or if the property will actually be battling in the market with other similar homes so buyers will have more choice.
These major changes have all happened in the last eight months and naturally the whole economy has felt the effects not just the property industry. This is evident with the lowest number of properties for sale in Plymouth in a number of years which in my opinion equates to a simple issue of demand (potential buyers) outweighing supply (properties for sale). The good news for sellers is this unbalanced scale will mean although price rises are not looking likely over the next few months, asking prices should remain relatively stable.
