Congratulations on starting your rental journey with Novahomes!

At present we are receiving anywhere from 50-200 enquiries per rental property. It is not feasible to show that many potential tenants around on a viewing and as such; we ask that you complete an application form, and if short listed by our client you will be offered the chance to view this home and take the next steps.

You are welcome to go around and look at the outside if you wish however we have recieved a number of enquiries from people looking to apply immediately and therefore will only consider physical viewings once an application has been submitted and approved by our client.

If you wish to put in an application to rent please follow the procedure below:

Once you complete the online application we will discuss the application with the landlord. You also have the opportunity to view the property in person at this stage too before any money is paid.

Once you pay the holding fee ( [PropertyHoldingDeposit] ) the referencing process will begin and you will have 15 days to complete this and then agree your tenancy start date.

Some general guidelines:

If the property is a flat then unless the adverts specifically states it pets may not be allowed. This is a standard clause in many leasehold properties such as flats and is beyond the control of the owner.

If you receive state benefit as you income or if a large part of your income is made up from state benefit (PIP, Universal Credit, Housing Benefit Payment) then you may wish to consider adding a guarantor as state benefit is subject to change. This person must be working or have a provable income which is not made up of state assistance and be willing to personally guarantee your rental payments should they not be met or your claim for state assistance changes/stops.
