Application Fee (Non Refundable)
£300 Inc VAT. These fees cover referencing/tenancy/inventory/administration costs

Applicants will need to have a good credit history, with no CCJ’s, IVA’s or bankruptcies, along with annual income equivalent to 2.5 times the annual rent of the property. Please see below for income examples:

If you feel that you do not meet with this criteria then a Guarantor may be required.
Guarantors/Additional Applicant Fee (Non Refundable)
£120 Inc VAT (per person)
(Should your guarantor fail referencing these fees are re-chargeable – please see below for Guarantor Guidelines)
Equivalent to 1 month rent up front plus £100 (placed in Government Deposit Protection Scheme)
Pets (Dogs or Cats only if considered)
Additional £150 deposit covering professional cleaning costs and fumigation at the end of the tenancy
Payments must be made via bank transfer or card payment . Please note there will be a additional 2% admin fee if paying by credit card. We will only hold a property for a maximum of 4 weeks from the date of payment to the commencement of the tenancy.
If a guarantor is required for your application there are a few simple guidelines as to who would make a suitable Guarantor. A Guarantor would need to have a good credit history, with no CCJ’s, IVA’s or bankruptcies along with an annual income equivalent to 3 times the annual rent of the property. Referencing for applications is undertaken by a company called Rent4Sure. They will contact applicants and guarantors direct for information and it is imperative the information is supplied to them within 48 hours of their request to ensure that the application proceeds within the 4 week holding period.
End of Tenancy
At the end of the Tenancy, tenants are liable to pay a check out fee of £78 INCLUDING VAT.
