We advertise our available rental properties on the main property search websites, Rightmove, Zoopla & Prime Location, as well as our own website.
You can email us directly from one of the search websites listed above or alternatively you can call the office.
If the property has a 3D virtual tour we will send you a link for the tour and a link to fill in a brief application. We will then discuss applications with the landlord and decide on which applications proceed to an actual viewing of the property. All applications will receive a reply advising if they have or haven’t been successful.
If you are happy with the property after your viewing and wish to proceed, we will request 1 weeks rent as a holding deposit. Once this has cleared in our bank account the property will be reserved for 15 days whilst you complete the referencing process.
Around 95% of reference checks come back totally fine. First you will need to fill in a form and disclose a range of information, for example previous addresses and employment details, but it should not take long and generally there’s nothing to worry about. The process can take anywhere from a few hours to a few days. Once you have filled in your application form the referencing company will perform a range of checks including verifying your employment (where applicable), retrieving your credit score, etc. Once all the required information has been collected and everything check out ok, we will receive a positive result back and stary the process of moving you into your new home.
Yes, we do accept applications for both universal credit and pets.
From 1 June 2019, the only payments that landlords or letting agents can charge to tenants in relation to new contracts are:
  • rent
  • deposit as outlined above
  • a refundable holding deposit (to reserve a property) of 1 week’s rent (1)
  • payments associated with early termination of the tenancy, when requested by the tenant (2)
  • payments of £50 (or reasonably incurred costs, if higher) for the variation, assignment or novation of a
  • payments in respect of utilities, communication services, TV licence and Council Tax at the suppliers rate
  • a default fee for late payment of rent(3)
  • replacement of a lost key/security device giving access to the housing(4)
(1) This fee is not refundable if your reference should fail due to information you gave on your application being incorrect or misleading. You will also not be entitled to the holding fee back if you decide to withdraw once referencing begins.
(2) You will be required to pay rent until a new tenant is found, and to pay the re-letting costs and set up cost of the landlords out of pocket expenses (£440) or the remaining rent until your termination date, which ever is the higher
(3) This is charged at 3% above the Bank of England’s Base rate of interest after 14 days of being late/in arrears
(4) The actual out of pocket cost from the key/security device supplier/tradesman plus £15 administration fee if during office hours and £50 if outside of office hours. Please note lost keys out of hours may not be handled by Novahomes, and you may need to organise your own locksmith at your own expense to regain entry to the property.
