One of our experienced valuers will discuss the selling process and offer any advice if you are buying on. We will have a look around the property and then discuss setting the asking price using our up to date local market knowledge and local house price data. We will present you with similar houses in your local area and what they have sold for and properties in your area which are currently for sale when determining the marketing price. We will answer any questions you may have about the services we provide, our fee and terms of business.
We take great care and pride in how we present your property to potential buyers. We offer one of the most comprehensive and powerful marketing packages in the area for no additional or upfront costs. We include professional photography, floorplans, 3D property tours, property brochures with appealing descriptions and measurements and enhanced marketing on the UKs largest property websites Rightmove and Zoopla with premium listings and feature boxes.
Most people have a busy schedule or would prefer not to be present at viewings and will provide us with a key. We will never enter the property without receiving permission and generally provide a minimum of 24 hours notice. If we have immediate feedback from the viewing, we will update you on the same day but generally we provide feedback the following morning of the viewing.
We are legally obliged to inform you of any offer that is made on your property. When an offer is received, we will ascertain how the buyer will be funding the purchase, are they a cash buyer or do they have a property to sell? If the person making the offer does have a property to sell we check with their estate agent to see if they are sold subject to contract and check the chain of linked buyers and sellers before submitting the offer to you, so you can make an informed decision.
Once you have accepted an offer on your property, you will need to instruct a solicitor and so will your buyer. Your buyer will also need to instruct a survey on your property. The next stage is the conveyancing process which is essentially progressing your sale from offer acceptance to completion. We pride ourselves on continuously monitoring and progressing your sale, making regular contact with you and your buyer, the solicitors and other agents in the chain.
